MODON Developments has signed a strategic partnership agreement with UK-based Campbell Gray Hospitality to manage and operate two hotels and provide professional hospitality services for the residential units and villas within Modon Golf Town in Sixth Settlement, East Cairo, and Villagio Gray in 6th of October City, West Cairo.
The signing ceremony was attended by Ahmed Elbaz, Board Member of MODON Developments and Chairman of BINBAZ Developments; Eng. Hossam El-Sergany, Chairman of MODON Developments; Eng. Kamal Fayyad, Vice Chairman of MODON Developments; and Ahmed Osama, CEO of MODON, alongside senior executives from MODON, BINBAZ Developments, and Campbell Gray Hospitality. The event was also attended by a distinguished group of public figures and media representatives.
Under the agreement, Campbell Gray Hospitality will manage and operate a hotel and luxury residential units within one of the phases of MODON Golf Town, developed by MODON Developments in New Cairo’s Sixth Settlement.
A separate tripartite agreement was signed by MODON Developments, BINBAZ, and Campbell Gray Hospitality for the management and operation of a hotel and the provision of hospitality services across all units at Villagio Gray in 6th of October City, a joint development by MODON Developments and BINBAZ Contracting.
During press conference, MODON Developments showcased a video highlighting the latest progress across its projects in East and West Cairo, featuring on-site footage that demonstrated construction progress and completion rates.
Ahmed Osama, CEO of MODON Developments, provided a detailed overview of construction progress across the company’s projects, as well as its delivery plans.
Osama said that the company has achieved strong construction progress across its projects in New Capital, completing the buildings of The Tower, MODON Mega Tower, and MODON Hotel & Residence.
He added that construction is progressing rapidly at Green River Tower, a 30-storey development located directly on the Green River. The project has currently reached the 15th floor, with only 10% of its units sold to date.
The company plans to resume offering the remaining units, which account for 90% of the project’s total inventory, once construction works are further advanced.
He noted that the company is preparing to begin handovers at its Villagio compound in the Golden Square area of 6th of October City soon, just two years after its launch. Around 90% of the construction work on the project’s football academy has also been completed. The academy, the first of its kind in Egypt and the Middle East, is operated under the leadership of Italian football legend Francesco Totti and is set to open soon.
The CEO of MODON Developments added that construction progress has exceeded 65% across the company’s three projects in Fifth Settlement’s Golden Square: Boutique Village, Boutique Business Village, and Boutique Village 2.
MODON Developments’ portfolio also includes several other projects, including Lagoons Al Alamein in North Coast, which is being developed in cooperation with the New Urban Communities Authority (NUCA) and RO Group.
Villagio Gray
Ahmed Ahmed Elbaz, Chairman of BINBAZ Developments and Board Member of MODON Developments, unveiled details of the first joint project between BINBAZ and MODON: Villagio Gray, an integrated residential compound in New October city.
The project spans over 22 feddans and is located directly on Dahshur Link Road, in close proximity to major landmarks including the Grand Egyptian Museum and the Pyramids.
Elbaz explained that Villagio Gray is a fully integrated development offering a diverse mix of villas, apartments, commercial and administrative spaces, as well as hospitality services. Villas account for 80% of the project’s total residential component, while building heights do not exceed three floors.
He added that the development has been designed with a maximum building footprint of 16.5% of the total land area, ensuring greater privacy and comfort for residents while maximizing green spaces and integrated amenities.
Elbaz noted that the project’s commercial component will be developed entirely along the main road frontage, outside the compound, providing residents with greater privacy while enhancing the project’s added value and contributing to the area’s overall appeal.
The development will also feature a 90-room hotel, while all residential units, including apartments and villas, will benefit from hotel-managed services provided by Campbell Gray Hospitality.
BINBAZ Developments’ Chairman revealed that Villagio Gray has total investments exceeding EGP 11bn.
Construction is expected to begin following the issuance of the required permits, with BINBAZ responsible for executing the project’s construction and contracting works, while MODON Developments will oversee its development.
He concluded, “Villagio Gray is the first project to be developed under the broader partnership between Bin Baz and MODON Developments, with plans already in place to develop additional projects in New Cairo and in the North Coast”.

El-Sergany noted that Campbell Gray Hospitality will manage a 110-room hotel at MODON Golf Town in the Sixth Settlement, while also providing hotel and hospitality services to a number of residential units within the project.
MODON Golf Town is positioned as the first fully integrated golf-based residential resort of its kind, with units offering direct views of the golf course and landscaped green spaces. The development is designed to provide residents with an elevated lifestyle experience combining sophistication, tranquility, expansive green areas, and sustainability.
