Al-Waheed Developments launches ZAHA Residence in 6th of October city with EGP 3bn investments

Al-Waheed Developments has announced the launch of its latest residential project, ZAHA Residence, in 6th of October city, west Cairo, with total investments of approximately EGP 3bn.

Waheed Othman, Chairman of Al-Waheed Developments, stated that the company has more than 15 years of experience in Egyptian and Saudi markets, during which it has developed a diverse portfolio of residential, commercial, hospitality, and medical projects.
The company has delivered several developments across Saudi Arabia, particularly in Riyadh, Jeddah, Dammam, and the Eastern Province, in addition to projects in Egypt.
Othman noted that the launch of ZAHA Residence is part of the company’s expansion strategy in 6th of October City and Sheikh Zayed, which it views as two of Egypt’s most promising real estate investment destinations.
He added that Al-Waheed Developments plans to continue its measured expansion across both areas while maintaining its focus on quality, technology, and sustainability.

He further pointed out that the company has partnered with a select group of leading specialists across various disciplines, highlighting its collaboration with ADC-Architecture and Design Consultants, led by Eng. Ahmed Sorour and Eng. Ahmed Maher, both of whom have extensive experience in projects across 6th of October City and Sheikh Zayed.

Al-Waheed Developments’ chairman noted that the company was keen to work with partners that have a strong track record to ensure the project’s success.For his part, Mohamed Waheed, CEO of Al-Waheed Developments, said that ZAHA Residence is being delivered by a multidisciplinary team with extensive expertise in real estate development, engineering, and commercial management, emphasizing that the integration of these capabilities is one of the project’s key success factors.

Waheed added that the project reflects the company’s vision of developing integrated residential communities centered on quality, sustainability, and an enhanced living experience.

He noted that Al-Waheed Developments aims to offer residents a comprehensive lifestyle that prioritizes comfort and quality of life, describing ZAHA Residence as an investment in a better lifestyle and a more secure future for customers and their families.
He disclosed that the project will also feature a dedicated technology partner to implement Smart Living solutions, including smart infrastructure, mobile applications, integrated property management systems, and electric vehicle (EV) charging stations. Additionally, the company is close to finalizing an agreement with one of the leading landscape design and execution firms in Egypt and the Middle East.

Further, he explained that the company has established a robust execution plan aimed at delivering the project within three and a half years, while remaining fully committed to the construction schedule and striving to complete the project ahead of schedule whenever possible.

He indicated that achieving this target requires strong financial capabilities and efficient execution to ensure timely delivery in line with the highest quality standards.

Meanwhile, Ahmed El Gohary, Chief Commercial Officer (CCO) at Al-Waheed Developments, said that ZAHA Residence spans over approximately 8 feddans, with total investments of EGP 3bn.

He added that the project’s name is inspired by concepts of brightness and blossoming flowers, reflecting its vision of creating a residential community that offers residents comfort, tranquility, and an enhanced quality of life.

ZAHA Residence is designed to offer more than just a residential development, introducing an integrated lifestyle concept centered on nature, open spaces, and designs that promote residents’ well-being, he said.

El Gohary explained that the compound’s location was carefully selected, as it is situated in Downtown October, directly on Al Wahat Road, opposite MSA University, giving it a strategic position close to major roads and essential services.

Moreover, ZAHA Residence is located approximately three minutes from the 26th of July Corridor, five minutes from Mall of Egypt, and 10 minutes from Mall of Arabia. The project is also close to schools, universities, hospitals, and commercial hubs, enhancing both its residential appeal and investment value.

The company’s CCO added that Al-Waheed Developments is offering flexible payment plans starting with zero down payment and installments of up to 10 years, providing customers with a range of financing options.

El Gohary emphasized that ZAHA Residence delivers a comprehensive lifestyle concept rather than simply a residential project. More than 75% of the project’s total area is dedicated to landscaped greenery and open spaces, featuring a diverse selection of trees, plants, and colors to create a tranquil living environment that enhances residents’ quality of life and well-being.

Eng. Ahmed Maher, representing ADC Engineering Consultants, said the project’s architectural design has been carefully planned to maximize views, with approximately 80% of the residential units overlooking landscaped green spaces or main roads, while avoiding views facing perimeter walls.

He explained that unit spaces range from 60 sqm to 175 sqm, while the residential buildings consist of a ground floor plus five repeated floors, achieving a balance between privacy and optimal building density.

Maher added that ZAHA Residence will offer a fully integrated range of amenities, including a clubhouse, a commercial zone, an administrative area, a hotel, medical clinics, a gym, swimming pools, children’s play areas, walking and jogging tracks, recreational spaces, underground parking, and smart community systems, in addition to extensive landscaped green areas covering the majority of the project.
