Al Brolosy Development Signs Hotel Management Agreement with Saudi Arabia’s BAAN Holding for New Mansoura’s First 5-Star Hotel, with Support from iBrand

Al Brolosy Development has signed a strategic partnership agreement with Saudi Arabia’s BAAN Holding to provide hotel management, operation, and technical services for the hospitality component of its Sana Towers project in New Mansoura.

The agreement, facilitated by iBrand Business Development Consultants, marks a major milestone in the development of New Mansoura’s first five-star hotel, bringing world-class hospitality standards to the city in line with Egypt’s strategy to strengthen its tourism sector and expand its premium hotel capacity.

The agreement was signed by Eng. Ghanem Al Brolosy, Founder and Partner of Al Brolosy Development; Fahad Al Obailan, CEO, Board Member, and Executive Committee Member of BAAN Holding; and Dr. Eman Salah, CEO of iBrand Business Consultancy. The signing ceremony was attended by Salah Al Brolosy, Founder and Partner of Al Brolosy Development.

Commenting on the agreement, Eng. Ghanem Al Brolosy, Founder and Partner of Al Brolosy Development, said the company’s decision to develop a five-star hotel at Sana Towers was driven by extensive market research highlighting strong and growing demand for premium hospitality services across the Nile Delta.

He added that New Mansoura is rapidly emerging as one of Egypt’s most promising Mediterranean coastal cities, noted that the project aims to help bridge the region’s shortage of high-quality hotel accommodation while supporting the government’s vision to diversify Egypt’s tourism destinations beyond Cairo.

He pointed out that real estate sector has become a strategic driver of tourism growth by delivering integrated hospitality and real estate developments that respond to evolving market needs, enhance the visitor experience, and contribute to the country’s sustainable economic development.

Al Brolosy explained that iBrand Business Consultancy was selected as the project’s strategic advisory partner based on its specialized expertise in developing real estate and investment strategies, as well as its proven ability to deliver comprehensive market studies and identify the right strategic partners to ensure the highest standards of quality and operation excellence.

For his part, Eng. Salah Al Brolosy, Founder and Partner of Al Brolosy Development, stated that the success of modern real estate developments no longer depends solely on capabilities of developer, but increasingly on building an integrated ecosystem of specialized partners who can add tangible value to every component of project.

He further disclosed that Sana Towers is being developed in New Mansoura with investments exceeding EGP 6bn and a built-up area of nearly 98,000 sqm. The mixed-use development will feature a diverse range of retail and hospitality offerings, enjoy direct views of the Mediterranean Sea, and include a dedicated pedestrian promenade linking the project to the city’s beachfront leisure district.

Meanwhile, Fahad Al Obailan, CEO, Board Member, and Executive Committee Member of BAAN Holding, said that Egypt’s tourism and hospitality sectors have experienced strong momentum in recent years, supported by the government’s ambitious strategy to increase international visitor numbers and enhance the country’s tourism infrastructure.

He added that these developments have created an attractive investment environment for specialized hotel operators and hospitality management companies.

Al Obailan noted that BAAN Holding’s appointment to operate the hospitality component of Sana Towers represents a key step in the company’s expansion strategy in Egypt.

He highlighted the significant growth potential in emerging destinations beyond Cairo, particularly the country’s rapidly developing new cities, adding that the collaboration with iBrand Business Consultancy has provided a structured and professional approach to evaluating investment opportunities and identifying projects capable of delivering long-term value.

Al Obailan explained that BAAN Holding will oversee all technical and operation aspects of the hotel’s development, including preparing pre-opening and operational strategies, supervising the pre-opening and soft-launch phases, and leading negotiations for the hotel’s international brand agreement. These responsibilities are aimed at maximizing the project’s commercial value while delivering a hospitality experience that meets global standards.

Further, Dr. Eman Salah, CEO of iBrand Business Consultancy, said that the company played a central role in conducting the project’s market feasibility and operational studies, as well as facilitating collaboration between the developer and the hotel operator.

She noted that iBrand’s strategic advisory role has helped establish a solid investment framework for the project, ensuring an integrated development with long-term commercial and operation sustainability.

Dr. Eman Salah stated that the government’s continued investment in developing the Nile Delta’s new cities and upgrading their infrastructure has unlocked substantial opportunities for private sector investment.

She further noted that this momentum is driving demand for integrated mixed-use developments that combine retail, hospitality, and leisure components, positioning Sana Towers as a model for the next generation of destination developments.

Additionally, the comprehensive market and operation studies conducted by iBrand identified a significant gap in the supply of quality hotel accommodation across the Nile Delta, underscoring the need for a premium hospitality product capable of supporting the region’s accelerating urban growth. After presenting the concept to Al Brolosy Development, both parties aligned on a shared strategic vision, enabling the project to progress from a market opportunity into a fully developed investment initiative, Salah said.

She further explained that the collaboration subsequently evolved into a strategic partnership with BAAN Holding, drawing on the company’s extensive hospitality expertise to bring one of the Middle East’s leading hotel operators to the project.

She concluded that this partnership will ensure the delivery of a fully integrated hospitality experience that meets international standards, while positioning Sana Towers as a benchmark mixed-use development designed to address genuine market demand.
