Marsoum Developments announced the launch of its first project in Egypt’s real estate market, Smouha Gate in Alexandria. The development is among the city’s major mixed-use projects and reflects the company’s focus on planned urban development and integrated residential and commercial communities.
The Smouha Gate project is located in the Smouha area of Alexandria and spans over more than 30,000 sqm. The development includes residential, commercial, administrative, medical, hospitality, and entertainment units as part of a mixed-use project designed to accommodate both residential and commercial activities.
Eng. Ayman Embaby, Chairman of Marsoum Developments, stated that the company was established through the merger of Telal and Amgad with the aim of introducing a different real estate development approach based on long-term planning and vision.
He said that the company chose Alexandria as the launch location for its first project due to the city’s strong investment and development potential.
Embaby added that Smouha Gate marks the company’s entry into the Egyptian market, with a design approach aimed at delivering both urban and investment value, while also supporting improvements in the surrounding area, including infrastructure and public services.
He noted that Alexandria continues to be one of Egypt’s main economic, investment, and tourism centers, making it a suitable location for mixed-use developments that align with current real estate market trends and demand.
For his part, Eng. Sayed Saber, Executive Board Member at Marsoum Developments, said that Smouha Gate project reflects the company’s strategy of developing integrated communities that combine architectural quality, diverse functions, and a range of services, aiming to deliver a more advanced experience for both clients and investors in Alexandria.
He added that the project is intended to serve as a mixed-use destination for living, business, and leisure, built around a modern urban planning approach focused on sustainability and long-term value creation within the real estate market.
Saber also noted that the company is planning future expansion through additional developments in several key areas across Egypt.
